Error when trying to remove an Area

Hi, Bonjour! 

  I've installed two Areas that will finally not be used in our environment. I am trying to remove Area I and Areas S. So far, I've tried these : 

unims -remove -areaS -areaI
unims -remove -areaS
unims -remove -areaI

  I'v tried with password and username

unims -remove -login [username] -pwd [user_password] -areaS -areaI
unims -remove -login [username] -pwd [user_password] -areaS
unims -remove -login [username] -pwd [user_password] -areaI

Everytime, I get the following message : 
Unable to open values file values.xml
Error -1 initializing configuration

What am I missing, here?

DUAS, UVMS and UVC are running at v6.10.21.
